The Keystone + 5th street site is a highly visible and accessible site. The site borders a main arterial street and Interstate 80. The development idea was born from a city wide need for an architectural approach to mixed use and destination based retail.

Connecting the University of Nevada Reno with the site and beyond fostered the design concept of using a pathway to organize space. Retail on the ground floor, which is in facing the path, is complimented with a mixture of commercial, housing and parking rising above the site and providing views for the 24 hour tenants.

Nicknamed the AMP (Art, Market, People), the development is to become a cultural agora which combines retail based gathering, multifamily housing and local art into an encompassing experience for all habitants and visitors.
